Only costs apply for extra services (e.g., contract drafting at €300 excl. VAT).
The best option depends on how much of the process you want to outsource.
2. Photography and marketing
- Amateur photography: included for free.
- Professional photography or video: available at an extra cost.
- Promotion on social media (TikTok, Instagram) and listing on platforms such as Pararius and Funda: included in the paid packages.
3. Maintenance and repairs
Landlords are responsible for major maintenance, repairs, and keeping the property in good condition (e.g., boiler maintenance, fixing leaks).
4. Taxes
- Property Tax (OZB): charged annually based on the property’s WOZ value.
- Sewage and waste tax: in many cases paid by the tenant, but this can vary.
Costs for Tenants
1. Rent
The largest monthly cost. Depending on the location and size of the property in Rotterdam, rents typically range from €1,500 to €5,000+.
2. Security deposit
According to the Good Landlord Act, a maximum of 2 months’ rent is allowed. The deposit is refunded at the end of the tenancy if no damages or arrears are found.
3. Utilities and internet
Gas, water, electricity, and internet are usually paid by the tenant unless included in an all-in rental price.
4. Service charges
In apartment complexes, tenants often pay service charges for shared facilities such as cleaning of common areas or garden maintenance.
